MODIのオペレーションを行う丸井は元々三越、西武などの大人向けの百貨店に対し、若者向きの品揃えをして男女を問わず１０代から２０代の若者を惹きつけてきた。

しかしながら、ユニクロ・無印などの新しい形態の店舗、ハンズ・ロフトのような他にない商品の品揃えの店が台頭してきたことにより、その居場所を新たに探す局面になってきた。

「モディ」は丸井が「マルイシティ」を「モノ」から「コト」へ、更に「トキ消費」（その時、その場所でしか体験できないイベントやフェス）から「押し活」（有名人やアニメのキャラクターにお金を使う）に変化する若者の好みに合わせてつくった店舗になる。

入口の階段を下ると、大きくPOP　STARの写真が並べられて、その上には上映中の映画の広告、左手にはPOP UP STOREが作られている。
